So I see (been reading your blog). Hope you get all that settled down!



I've just been on the phone to my old landlord, who, in the time-honoured tradition, is trying to screw me out of as much of my deposit as he can possibly get away with. <!--emo&<_<--><img src='http://i2.ifrm.com/html/emoticons/dry.gif' border='0' style='vertical-align:middle' alt='dry.gif' /><!--endemo-->



I'll fight this of course, but at the end of the day he has my money, and therefore the power. The question is, can I be bothered going through court for a couple of hundred quid? <!--emo&:huh:--><img src='http://i2.ifrm.com/html/emoticons/huh.gif' border='0' style='vertical-align:middle' alt='huh.gif' /><!--endemo-->

Ther is a law against them running off wiht your deposit y'know. Cant remember what its aclled. but there is one.

I would probably be within my rights to challenge him, but seriously, taking him to court over it would involve court fees, taking time off work and so on. I'm not sure if it'll be worth the hassle. Doesn't stop me phoning him up every day to hassle him about it though - if I annoy him enough, he might just give me my money to make me go away.

Over the last 3 years the tenants in my house in Southampton added so many things that added to the value of the property that we just didn't care, however all of the big projects were asked for our approval before any work started. Thankfully.



Anyway when I saw the house this summer a couple of the rooms had the wood in the windows and skirting painted with a dark wood effect, and that is something we insisted on correcting from their deposit as it certainly wasn't wear and tear.#



I have no idea about the new tenants so far but they haven't been in that long, and judging by the amount of things recently done to the house we shouldn't hear from them in a while. (touch wood)



Well the moral of the story would appear to be that tenants and landlords can be good and/or bad.

Something like that is fair enough, but I haven't actually done anything to the place - I was only in there seven months, after all.



One of the things he's trying to charge me for is carpet cleaning, which is a joke. When I moved in, the carpet was a right state, with stains all over the place and a general dirty feel to it. So I borrowed the carpet cleaner from work and cleaned it myself, at my own expense. IMO, that carpet is better now than it was when I moved in.



The other thing he's trying to stitch me up on is the utilities - he's trying to claim the electricity bill comes to ?56 from the last 6 weeks, which is bull. I've asked him for backup - and as I took meter reading when I left, and I know what the kWh prices are, I can soon shoot him down on that.



The last thing he's trying is to make me pay for the last weeks' rent - fair enough, I gave him notice on the 7th October, meaning my official leaving date would be the 7th November. I was happy to go along with that, but on the day I moved, I had a big bust-up with the other tenants (long story <!--emo&:rolleyes:--><img src='http://i2.ifrm.com/html/emoticons/rolleyes.gif' border='0' style='vertical-align:middle' alt='rolleyes.gif' /><!--endemo--> ), with the effect that they changed the locks and barred me from entering the place. No great loss, but I don't see why I should have to pay rent on a property I'm not allowed access to!
